Flat / Fixed Architectural Fees

This model is ideal for projects with a clearly defined scope of work. With a flat fee, you’ll know the total cost from the outset, avoiding unexpected surprises along the way. For smaller residential or commercial projects in Ireland, this model offers predictable costs by establishing fixed architectural fees upfront.

Example:

  • Preplanning Application starting from €2200 + VAT.
  • Planning Application starting from €3100 + VAT.
  • Retention Planning Application €3290 + VAT.
  • Tender Package starting from €4150 + VAT.
  • Commencement Notice starting from €4490 + VAT.
  • Opinion on Compliance starting from €2490 per opinion + VAT.

 

Percentage of Construction Cost

This flexible pricing model ties our fees to the overall cost of construction, making it an adaptable choice for larger, more complex projects. As your project’s scope evolves, so do the fees, ensuring they scale proportionately. When determining architectural fees in Ireland, this model adjusts fees based on your project’s total construction cost.

Example:

  • 8 – 15% + VAT for residential projects.
  • 6 – 8% + VAT for residential larges scale projects.
  • 8 – 15% + VAT for commercial projects.
  • 6 – 10% + VAT for commercial large scale projects.

 

Hourly Rates for Architectural Services

For smaller projects, consultations, or where the scope is yet to be fully defined, our hourly rate offers maximum flexibility. Whether you need advice on design or require ongoing assistance, our hourly model ensures you only pay for the time you need.

Example: Our rates range from €200 to €500 per hour + VAT, depending on the complexity of the project and the level of expertise required.

 

Planning Enforcement Notices and Warning Letters

Receiving a Planning Enforcement Warning Letter or Enforcement Notice from your local authority can be stressful. These letters are typically issued when the Planning Authority believes that unauthorised development may have taken place without planning permission or in breach of granted permission.

Common reasons for enforcement letters include:

  • Construction of sheds, extensions, or outbuildings without planning permission

  • Works carried out that differ from approved planning drawings

  • Retention issues for existing unauthorised structures

  • Non-compliance with planning conditions

  • Development that is not exempt under planning regulations

Under Section 152 of the Planning and Development Act 2000 (as amended), a Warning Letter is the first formal step in the enforcement process. It allows the owner or occupier to make submissions to the Planning Authority, usually within four weeks, before further action is taken.

If the matter is not resolved, the Planning Authority may issue a Planning Enforcement Notice under Sections 153 and 154, or pursue court proceedings under Section 160, which can lead to significant fines, legal costs, or mandatory remedial works.
